Bayside House

The Point section of Newport is one of the most charming old neighborhoods in Historic Newport. The house a young New York couple purchased in this area was neither charming nor historic! Built in 1970, the house had an interior needing major updating. It was dark and many of the rooms small, a narrow bath featured navy blue fixtures, the bedrooms pink shag carpeting. The windows were small and only one window overlooking the back garden! But the view from the front door to the water was what attracted the new owners to the house and the renovation project.

The owners wanted an open plan so that the first floor would have the feeling of a loft space and maximize the front water views. The remodeled floor plan combines the kitchen and dining / living room and out the large windows to a new front porch. The second floor features a large light master bath , a master bedroom and walk in closet. The carpet is gone and quarter sawn white oak floors throughout! Next to the stair is a small small guest room with a water view window seat. The third floor is one open space for a media/office area with a ship’s ladder to the roof deck. The deck offers views of Point Judith, the Newport Bridge, and the Narragansett Bay up to Providence.

On the exterior, clapboards replaced faux plywood shingles, cedar shingle replaced a asphalt roof, new mullioned energy efficient windows replaced single pane units. The biggest “bang for the buck” was the addition of the front porch to the house. Before the house was a box sitting on the lot with no relationship to the street. With the addition of the front porch with it’s raised seam roof on classic columns and Chippendale railing detail, the house fits into the historical neighborhood and welcomes new friends.
